Acquisition
AMLI will consider acquisition opportunities, through either single-asset or multi-asset portfolio transactions, within its current markets and selected additional markets. There is no limitation on transaction size; however, single-asset purchases will typically range from $10 to $50 million.
The company seeks well-built, well-located garden, mid-rise or high-rise construction containing a minimum of 200 units, although 300 or more units are preferred. AMLI requires that properties be designed to appeal to the upscale segment of the multifamily market with modern and attractive interior finishes, such as nine-foot ceilings, decorative moldings, quality kitchen cabinets and appliances, larger closets and bathrooms and washer/dryers (connections), and amenities such as business and multimedia centers, fitness facilities, swimming pools and covered parking.
Capitalization rates, IRR requirements and other financial considerations vary depending on real estate and capital market conditions, product type and location, perceived risk and portfolio objectives.
Disposition
AMLI typically sells properties that are generally between seven and 12 years old, representing a holding period of between five and 10 years from their initial purchase or development stabilization date.
