Building Green. Sustainable development.

As long-term investors and citizens of our local communities, we believe in minimizing the impact our developments have on the environment. Sustainable or "green" developments use land more efficiently, offer improved indoor air quality, consume less energy and water, and incorporate renewable or recycled materials.

Becoming a leader in sustainable development begins with education. Numerous members of the AMLI team have become LEED Accredited Professionals, and more are pursuing this certification. These LEED Accredited Professionals and our Green Task Force are taking the lead in establishing best practices and green construction guidelines that can be implemented on future developments projects.

The first results of AMLI's pursuit of sustainable development have taken shape. AMLI 900  in downtown Chicago, completed in 2008, is our first project to pursue LEED certification Some examples of AMLI 900's green components are:

  • Urban location within walking distance to services, employment, and mass transit reduces reliance on automobiles
  • Recycling of construction debris reduces waste hauled to landfill
  • Low E glass minimizes heat gain in apartment units
  • Use of recycled materials in the construction of the building
  • Water efficient fixtures
  • Low VOC paint improves indoor air quality
  • Green roof reduces heat island effect
  • Smoke-free environment improves indoor air quality
  • Preferred parking for I-Go car sharing program / hybrid vehicles reduces demand for automobiles
  • Recycling rooms throughout the project promote recycling

AMLI on 2nd , in downtown Austin, also completed in 2008, was awarded a 4-Star Green Building Award by Austin Energy. Below are some examples of AMLI on 2nd's green components:

  • Urban location within walking distance of services and employment reduces reliance on automobiles
  • Recycling of construction debris reduces waste hauled to landfill
  • Low E glass to minimize heat gain in apartment units
  • Programmable thermostats increase energy efficiency
  • High-efficiency dishwashers and water heaters use less energy and water
  • Xeriscape landscaping reduces demand for water
  • Concrete floors reduce energy demand and minimize airborne pollutants
  • Formaldehyde free cabinetry improves indoor air quality
  • Humidistats reduce excess moisture in the air
  • Connection to Austin Energy's chilled water loop provides a more reliable and efficient cooling source with lower greenhouse gas emissions

Our experience on these projects has provided valuable knowledge on the costs and benefits of developing sustainable projects. These projects will be the first of many sustainable developments developed by AMLI as we seek to provide sustainable living environments for our future.
