Mueller used to be an airport. Now it's 700 acres of parks, patios and porch-sitting less than five miles from downtown, and in January 2027 it gets 650 more homes right in the middle of everything. A first look at AMLI Park Central
Two buildings, two personalities. The East Building is the smaller and more boutique of the pair with 230 apartments, larger floor plans, and more two-bedrooms — and it wraps up in April 2027. The West Building follows in October 2027 with 420 apartments, including 11 live/work spaces that face out toward the neighborhood, with the last pieces of the property finishing in 2028. First move-ins start in January 2027, so somebody is going to be unpacking boxes here while the cranes are still up down the block. Early adopters, we salute you!
The exterior is going to be out classic Texas Modern, all clean lines and warm materials that sit comfortably next to the rest of Mueller's architecture. Then you walk inside and it's Art Deco: geometry, brass, moody lighting, the works. Chef’s kiss.
AMLI Park Central will also house the leasing office for all five of our stunning AMLI communities in Mueller, so this becomes the front door to the whole collection. The property is also designed for LEED Gold® certification, which lines up with the rest of our sustainability work and tends to show up on your utility bill in a good way. And those 10,000 square feet of ground-floor retail are split into two suites that can be divided further, with space designed for restaurants with patios. Translation: your future favorite coffee spot may end up being just an elevator ride away!
Parks, trails and green space at your doorstep
Mueller was planned around its parks, and AMLI Park Central sits between two of the best ones!
Mary Elizabeth Branch Park is the closer of the two, with a splash pad, sand volleyball courts, a playground, and enough open lawn for a proper game of anything. The East Building pool looks directly over it, which means you can float on your back and watch a volleyball match you have no obligation to join.
A few blocks the other direction, Mueller Lake Park covers 30 acres with a loop trail around the water, an open-air amphitheater for free concerts and film nights and the historic Browning Hangar hosting everything from galas to fitness classes. Local ducks included, at no extra charge. Both parks plug into more than 13 miles of hike and bike trails threaded through the neighborhood, so a morning run here doesn't involve a single stoplight if you plan it right.
Speaking of things that make daily life easier, both buildings have a paw wash, which sounds like a small detail until you've walked a golden retriever through a Texas summer rainstorm. Pet-friendliness matters in a neighborhood this walkable, and our pet-friendly apartments in Mueller are the ones where the dog gets a real routine: trail in the morning, park in the evening, and a rinse-off on the way back in.
Where to eat, drink and spend a Saturday
Aldrich Street is the heartbeat of Mueller, a compact walkable stretch of local restaurants, shops, and cafes with parks on either end. It's a five-minute walk from AMLI Park Central and it covers a pretty wide range of nights out.
L'Oca d'Oro makes its pastas, cheeses, breads, and vinegars in house, while Veracruz Fonda and Bar comes from the sisters behind Veracruz All Natural, with blue corn tortillas pressed in house and a cochinita taco worth planning your week around. Colleen's Kitchen handles Southern comfort food and a very good happy hour, and Kerbey Lane Cafe covers the pancakes-at-9pm portion of your life (because we all need that in a neighborhood).
For entertainment, Alamo Drafthouse Mueller brings six screens, reclining seats, and a carnival theme, with boardwalk games downstairs during the day that turn into a cocktail bar at night. Thinkery is Austin's hands-on children's museum right across from the lake, 40,000 square feet of STEAM exhibits where kids can get thoroughly soaked in the water gallery. Sundays belong to the Texas Farmers' Market at Mueller, a producer-only market at the Branch Park Pavilion that Austin voters have named their favorite year after year. Between that, the H-E-B over in the Mueller Market District and the shops along Aldrich Street, the weekly errand run turns into a walk instead of a drive.
Getting to work and getting around town
Mueller is one of the easier places in Austin to live without spending your life in traffic. Downtown sits just under five miles away,and UT-Austin is even closer, thanks to Airport Boulevard, Manor Road, and I-35 all within quick reach. CapMetro buses run right through the neighborhood, too, and the trail and protected bike lane network connects the parks straight to Aldrich Street. Both buildings at AMLI Park Central include bike storage, so the bike lives inside instead of on your balcony.
In fact, your commute may be shorter! Dell Children's Medical Center anchors the north end of the neighborhood, and Mueller's employer roster includes Austin Energy, Texas Mutual Insurance Company, the Teacher Retirement System of Texas, Ascension Seton, and the Dell Pediatric Research Institute. Plenty of people here walk to work in ten minutes, which is a sentence you cannot say about most other apartments.
If you work from home, you have options beyond the kitchen table. The West Building includes 11 live/work homes facing the neighborhood, the East Building has two rentable private offices plus a conference room, and select apartment homes come with a built-in work desk. All work and no play, yadda yadda — we'll get to the play part now.
Community amenities across two buildings
Did we mention that each building gets its own pool? They also have some pretty sleek amenities spaces, too, so there’s always plenty to choose from.
The East Building’s design leans more toward the boutique. Its pool overlooks Mary Elizabeth Branch Park with a pool lounge alongside it, and the two-story, 13,000-square-foot fitness center inside features reformer equipment, an infrared sauna, and enough room that you're never waiting on a machine. There's a maker space for the projects that don't fit in an apartment, a library, two courtyards, and a concierge in the resident lounge. Then there's the speakeasy, an Art Deco mini lounge tucked off the library, which is exactly the kind of amenity you don't know you needed until you're hosting a friend from out of town and casually mentioning that your building has a speakeasy. Cue the stunned gasps.
The West Building goes bigger and more social. There's a resident lounge and clubroom, a golf simulator room, a fitness center with a locker room, mirrored multi-purpose spaces and recovery areas, plus a spa room with a red light sauna. The Sky Deck Lounge runs indoors and out along the west side of the building, which means sunset views without ever leaving home. Down at ground level there are three courtyards with private covered cabanas and outdoor kitchens, so making dinner for six people outside becomes a reasonable Tuesday plan rather than a whole production.
Both buildings share the practical stuff: paw washes, bike storage and private rentable storage units scattered throughout the property for the camping gear, the holiday bins and the bike you swear you're going to fix.
Inside your apartment home
Our Austin apartments feature two finish packages, and picking between them is the fun part! The dark package pairs deep cabinetry with gold accents, while the light package goes bright with black hardware. Both include quartz countertops and a matching quartz backsplash in white or black, under-cabinet lighting, and stainless steel Samsung appliances, including a refrigerator with a touchscreen on the door that will absolutely become your family message board.
Bathrooms are spa-inspired and they certainly earn their accolades: full tile showers, oversized soaking tubs, double vanity sinks, and LED mirrors that make getting ready at 6am feel less like a punishment and more like a treat. High-end vinyl plank flooring runs throughout, roller shades come standard and ceiling fans handle the shoulder seasons.
The smart home features are the ones you stop noticing after week two — in the absolute best way. Keyless entry means you get in the door with groceries in one hand and a coffee in the other without ever locating a key, and the smart thermostat handles the part of a Texas August that you'd rather not think about. Every home has a front-load washer and dryer, with walk-in laundry rooms in some floor plans.
Select apartment homes add the details people tour for: wine bars, built-in work desks, built-in pantries, mudrooms, and oversized patios, some of them running more than 200 square feet. Views split between downtown, the Hill Country, and the parks below, depending on where you land in the building. Can't beat those sunsets.
